Staging your home is a very good way to get a property sold quickly. Home staging is the act of cleaning, rearranging and remodeling parts of a property to make it more appealing to potential homebuyers. According to the NAR, a well-staged property increases the dollar value that buyers are willing to offer.  However before your eyes turn into dollar signs, keep in mind staging isn’t guaranteed to get you more money. But it’s an important marketing tool to help you compete at the right price.  Nevertheless, here are a few important tips to keep in mind when you are staging a property.

Keeping it Basic – From wall colors to furniture styles, keep that same simple and classic theme in mind.  For example, accent walls should be repainted in a neutral so that the color doesn’t distract the potential buyer. You want to make your home look move-in ready, and a blank canvas is the way for buyers to envision how their own art and furniture will look in the home.  Although it may appear lame or boring, it is imperative that the potential buyer see space rather than suggestion.  

Declutter – Clutter is an eyesore and causes buyers not to focus on what’s important. It also makes a home appear small. Get rid of everything you don’t use or need. Don’t put it in the closet. Buyers love inspecting closets, and if yours are cluttered, they may deter a sale.  

Clean Thoroughly –  It is important to have everything clean throughout the home.  When cleaning your home, focus on making it as clean as a hotel. Dust, vacuum, mop, and wash everything .  Home buyers will look inside closets and under sinks so you must clean every nook and cranny. Get rid of carpet dents, chipped paint, and other negative features. 

Vertical Decor – Most buyers love the look and feel of high, vaulted ceilings.  Instead of actually raising the ceilings, create the illusion of more space by adding vertical decor throughout the major rooms in your home. This could be something as simple as adding vertical mirrors or artwork to the corner of the room, or mounting curtains from a ceiling rod to create the perception of more length in a room. 

Clean Landscape – Just like inside, remove outdoor clutter.  For example, limit the number of plants, and simplify the design so you don’t have something like 200 plants or just outdoor things laying around.  Just like the interior space is important, the exterior space is just as important too.  Landscape should be simple, elegant and beautiful. It can be a great look for buyers.  

In conclusion, the first impression is a huge factor when selling your property.  Therefore, staging a home is a great way to get your property sold quicker and faster. You always want to emphasize the home’s best features, but keep in mind that what sells the home and what will make the home usable for the buyer are not necessarily the same thing. Overall, to get the most bang for your buck, your home staging efforts should be designed to appeal to the widest possible range of buyers. The more people willing to submit purchase offers for your home, the higher the selling price will be.
